This ancient 13th century parish church is located on the top of a magnificent hill in the Tuscan Maremma, in an area of unspoilt and uncontaminated nature and it features an extraordinary sea view.
According to historical records, the building was owned by the Pannocchieschi family and later it became a religious residence until 1400.
This is an enchanted place, where nature envelops this ancient parish church with its colours, smells and silences and creates a unique atmosphere. This exclusive and unique property of 130 sqm has been magnificently renovated and is surrounded by a park of 2 hectares, which is fenced and accessible by an electric gate. There are also 210 olive trees in production.
The old parish church has been restored preserving the charm of the old structure both externally and internally. The central part has been respected in its uniqueness, adding only elements that have enriched its charm, such as a large stone fireplace, in place of a liturgical table. The living room with a bright dining area is also located in the central part of the old parish church.
The pocket doors lead from the central building to the kitchen, which is livable and well organised and it is equipped with a modern bathroom with shower and a storage room. The internal height of the structure, which is 6 metres and has been kept the same, has made it possible, in part, to create a large double bedroom with en-suite bathroom. The choice of materials for the restoration was particularly accurate and meticulous. The use of high quality contemporary materials matches beautifully with the old building, such as the stone, which has remained intact in various parts of the property.
The modern wooden staircase leading from the ground floor to the bedroom is perfectly integrated with the rest of the structure, as are the trusses and the glulam roof.
All the rooms on the ground floor have large windows that open onto the garden and the outdoor area where there is a gazebo and an oven. The property is reached by an ancient Etruscan road of 2 km that runs along the forest and is surrounded by tall trees and local scrub.
The sea is about 8 km away, featuring beaches of unspoilt nature and transparent waters, recognised as some of the cleanest in the Mediterranean. The ancient medieval villages of Massa Marittima, Scarlino, Gavorrano and Vetulonia can be reached in a few minutes by car.
This location is also strategic to reach the art cities of Tuscany, such as Siena and Pisa, about 1 hour, Florence, about an hour and a half, but also Rome at about 2 hours. The islands of the archipelago, Elba, Giglio, Giannutri with boarding points just a few minutes away and a new and modern marina 10′ drive.
