Just 10 km from Grosseto, in a privileged south-west location, winery registered as Morellino DOC.

Important winery of 23 hectares, of which 20 hectares of vineyards and 1 hectare of olive grove, as well as tares and uncultivated land.

The soil texture is sandy loam with the presence of sandstone skeleton.

About 14 hectares are registered in the Morellino di Scansano DOCG and over 5 hectares in the Maremma Toscana DOC.

The vineyards are equipped with a drip irrigation system, supplied by an artesian well.

The varieties planted are red grapes, Cabernet Sauvignon, Sangiovese, Alicante, Merlot and Canaiolo. The planting distances used are 2.50 metres X 0.80 metres, with a density of 5,000 cuttings per hectare.

The vines are trained on a low spurred cordon.

The property consists of a farmhouse with 2 independent apartments on the ground and first floor with 2 warehouses for a total of about 300 sqm.

Hen house of about 60 sqm, tool shed of 300 sqm and a second shed of 75 sqm.

In course of construction, building on 3 levels with the cellar in the basement level of approx. 710 sqm, with access from ramp and two stairwells.

The ground floor is dedicated to offices, tasting room, meeting room and staff canteen for 750 sqm, while the first floor is dedicated to living space for 160 sqm.

At present this structure is unfinished, plastered, but to be completed.
